How Your Septic System Works

The septic system is a small, on-site treatment and disposal system buried in the ground. A septic system has two essential parts: the septic tank and the soil absorption area. When household waste enters the septic tank several things occur: Organic solid material floats to the surface and forms a layer of what is commonly called “scum.” Bacteria in the septic tank biologically convert this material to liquid. Inorganic or inert solid materials and the by-products of bacterial digestions sink to the bottom of the tank and form a layer commonly known as “sludge.” Only clear water should exist between the scum and sludge layers. It is this clear water – and only this clear water – that should overflow into the soil absorption area.

There are two standard size septic tank sizes for residential homes. A 1000 gallon and a 1500 gallon septic tank. Some homes also have cesspools. Cesspools are pits into which concrete, brick or cement block walls have been placed. Wastewater flows into the cesspool and drains or “percolates” into the soil through perforated walls. Cesspool sizes vary.

Septic Maintenance

Contrary to popular belief all septic tanks need to be pumped on a regular basis to ensure the proper operation of the tank and preserve the life of the entire septic system. A 1000 gallon tank should be pumped every 2 years and a 1500 gallon septic tank should be pumped every 3 years. A cesspool should be pumped every year.

Tank Location

Knowing the location of your septic tank is very helpful for the technician to be able to service the tank. If you do not know the location of your septic tank and cover, no problem! Our team of professionals can locate and determine size of your tank.

Septic Disposal

After the contents of the septic tank have been transferred to the septic truck, the technician disposes of the contents at the local Sewage Disposal/Transfer Station.

Enzyme Pac

This is a unique additive to enhance septic performance. A scientifically developed blend of bacteria and enzymes, Enzyme Pac will biologically break down the organic built-up that can clog your septic system and cause odors.

Filters

Filters are designed to extend the life of your drain field by preventing solids from leaving the septic tank.

This corrugated pipe sits around the opening of your septic tank and will bring your septic tank access to ground level.

Innovative and Alternative (I/A) Septic Systems

For most Massachusetts homes without access to municipal sewers, septic systems provide for on-site wastewater treatment and disposal. However, site limitations can make it difficult to replace a failing cesspool or septic system with a conventional septic system that will meet state standards. Innovative/Alternative (I/A) systems can help address these situations:

  • They are generally better than conventional septic systems at removing solids and other pollutants from wastewater before it goes to the soil absorption system (SAS).
  • The SAS following an I/A technology can be expected to have a longer life.
  • I/A technology can also provide advanced treatment to reduce the wastewater’s nitrogen content. For this reason, nitrogen reducing systems may be required for new home construction near a private or public water supply well or other nitrogen-sensitive areas.

Whether your home already has an I/A system or you are thinking about installing one, it’s important to get acquainted with the basics: what your alternatives are, how they work, what they cost to install and maintain, what is required to stay in compliance with Title 5 (the State Environmental Code), and who you can turn to for additional information and assistance.

If your home is not on town sewer, a Title V Septic Inspection will be needed to determine if the home’s septic system meets Massachusetts Septic Requirements. Inspections are where experience and the right tools really pay off. It is important to note that Title V inspections are valid for only 2 years.

Understanding Inspection Results

When a Title V inspection is performed, there are four possible results:

  • Pass is finding that the septic system is in normal operating condition.
  • Conditional Pass will be selected if the septic system is found to have one or more components in need of repair or replacement.
  • Fail. This indicates that the Soil Absorption system is no longer working and the septic system is in need of replacement.
  • Needs Further Evaluation. After the inspection has been performed, the licensed Title V Inspector may feel that the findings of the septic are too close to the requirements set by the town on classification and the inspector requires the local Town officials to review the report for an official finding.

With each real estate transaction, a Title V Septic Inspection is required and is valid for 2 years.
